I'm starting to house hunt in Leeds, but I don't really know the city very well. The most convenient location in terms of being able to walk to work would put me in the Holbeck/north Beeston area, or a little to the east or west of Holbeck. I know these areas have a bad reputation, especially Beeston, but how bad are they really? They would be super-convenient for me, and would mean I could afford a two-bed house rather than a tiny bedsit. My budget will be maximum £70k. I guess my 'standards' are: - if there's graffiti and occasionally bored kids smoking in the park, that doesn't much bother me. - if Friday/Saturday nights the pubs get 'lively', that really doesn't bother me (I'll be at home anyway, I'm pretty boring :p ) - if it's the sort of area middle class newspaper columnists view with horror, because, y'know, there's no Waitrose and the cafes serve bacon butties rather than skinny latties, I REALLY don't care. - if there are a LOT of druggies, to the point where you feel nervous walking down the street, that does bother me. I want the option of walking home late from work without it actually being (more than average) risky. - if there's a very high rate of break-ins, that would worry me a little. I'm gonna be a living on my own. The only other concern I have is that if I have to move in a few years I don't want the house to have lost value or be very difficult to sell. I'd appreciate any advice, especially from people who've actually lived there. Or anyone who knows of other cheap areas nearby. Thanks in advance :-)
